Our Properties

Our properties are recently refurbished to the highest standard with modern, stylish furniture and fittings. Each property is in excellent condition and benefits from regular refurbishment to ensure it is always at its very best.

Location

Our properties are between 15 minutes and 20 minutes walking distance to NTU City Site (except 1 Sanger Gardens and 28 The Drift, which are in Clifton). Parking is available for most properties.

Services

We provide excellent backup and support. Each property has gas safety inspections annually (if applicable) and electrical safety certificates are available for each property. We have full public liability insurance. We also carry out regular maintenance checks to ensure your property is in good condition.

Utility Bills

Our rent is inclusive of all utility bills. These include:

  • Gas
  • Electricity
  • Water
  • Broadband
  • TV licence

This is subject to reasonable use with an additional charge for excessive power and/or water usage.

Council Tax

Accommodation in which all the occupiers are full-time students should all be exempt from Council Tax. Your name should automatically appear on the council's list and your council should accept this as confirmation that you are a student for Council Tax purposes. If your council asks for a council tax certificate, you should contact them and tell them you are a full-time student at the University and tell them your name should be on the list.

Tenancy

Our properties are available for groups or can be let on a room by room basis. We offer 12 month Assured Shorthold Tenancy. Our tenancy starts in September and ends in August. Summer accommodation can be arranged if required. 

Deposit

Your deposit is secured with Deposit Protection Service. You also need to have a guarantor resident in the UK to observe or perform your tenancy obligations.

Rent Payment

The first month's rent is paid when you sign the contract. The rest is paid in three installments. These are due on 15th October, 15th January and 15th April.

Student Contents Insurance

We have landlord insurance that covers the building and furniture of the property in case of fire, floods, etc.  However, we cannot insure your possessions due to insurance company policies. We strongly advise you to arrange your own contents insurance. Check out Endsleigh, Cover4students, Saxon, E&L, your bank or others for a competitive quote.
